West Loop condominium sales report for 2017 YTD

 Inventory remains low, with only 88 condos active as of 11/11/2018 in the entire West Loop market. Prices start at $215,000 with the highest priced condo priced at $5,679,999. With 668 condos sold in 2017 we have barely 1 months worth of inventory for sale. If a condo is correctly priced, you can almost expect to sell within weeks, maybe even days. Multiple offers is not unusual. There was definitely some new construction in the West Loop in 2017, the 2 biggest projects are the 111ume at 111 S. Peoria and The Hayden at 1109 W. Washington. They offer 2, 3, and 4 bedroom homes priced from $875,000 - $3,900,000.

The West Loop is also offering many more luxury condos than they have traditionally offered

As the year starts off in the Windy City it's worth taking a look at the events that were out there for the remainder of 2017 and what we can expect with the new year.

Last month we talked about how to navigate a multiple offer situation as a buyer. On the flip side, if you’re in the enviable position of dealing with multiple offers as a seller, handling the situation thoughtfully can make all the difference.  Here are few tips on how best to handle the process.

Make a game plan

Go through each offer with your broker and discuss your negotiation strategy. Will you inform all buyers that there are multiple offers and invite them to present their ‘best and final’ terms within a set time frame? Or, will you counter one offer before making a decision on the others?
